North Beach: Ocean Terrace Sold 200M in Pre-Construction Sales
The long-promised renaissance of North Beach just got real. According to Bloomberg the Ocean Terrace has sold $200 million in pre-construction units before even breaking ground in Miami Beach. Ocean Terrace, the flagship development redefining the district’s future, has officially launched sales — with prices starting at $6.3 million. Led by Witkoff Group in partnership with Alex Blavatnik and Sandor Scher, the oceanfront project stretches across 350 feet of prime beachfront between 74th and 75th Streets and brings together 52 private condos, 24 resort residences, a boutique hotel, retail, and a private members’ club. Architecture by Robert A.M. Stern Architects and landscape design by Raymond Jungles set a new design standard for the area, pairing classic elegance with modern ease.
For years, North Beach has been the quiet cousin to South Beach’s chaos — but that’s changing fast. Ocean Terrace anchors a broader transformation: a return to sophistication, walkability, and local charm. With a five-acre park, two pools for sunrise and sunset, and interiors by Revuelta International and Enzo Enea, this isn’t just another condo project — it’s the cornerstone of Miami Beach’s next chapter. Completion is expected in 2029, but the new North Beach era has officially begun.

In a stroke of genius, an idea I actually worked on extensively years ago at Reef Technology with Stephanie Fox and Zoli Honig, Miami Beach and Padel X are finally doing the smart thing: transforming underutilized real estate into a valuable, community-improving asset. Instead of another 200-car sauna roasting on the roof of the 640 17th Street garage, the city is turning it into a 39,000-square-foot rooftop padel playground with ten courts, a lounge, and skyline views.
