Condo sales slipped hard in Q3, prices off an average of 30 percent. But before you start screaming “bubble,” remember: it was summer, and Miami always cools when the city empties out. This doesn’t feel like panic, it feels like a season.

What’s really happening is the split: the high end is fine, the best waterfronts, the branded residences, the projects with vision still command heat. The trouble is in the middle, where there’s an oversupply of bland, forgettable product. Those are the developers who should be nervous. Miami’s growing up, and mediocrity doesn’t sell here anymore.

South Florida’s celebrity migration just turned up the volume. Abel Tesfaye, better known as The Weeknd, is in contract on a $55 million Coral Gables estate that feels equal parts spaceship and sanctuary. Perched on a V shaped peninsula with 574 feet of private shoreline, the 19,000 square foot palace offers a sculptural staircase centerpiece, a spa like primary suite, endless terraces, and a 62 foot infinity pool shimmering toward Biscayne Bay. There is even a dock fit for a 200 foot yacht. From Bel Air to Biscayne, The Weeknd is officially joining the A list wave reshaping Miami’s skyline and social map.

Further south in Islamorada, Barstool’s Dave Portnoy just set a record with his $27.8 million Florida Keys compound. Spread across 1.7 acres, the waterfront retreat delivers over 10,000 square feet between its main house and guest house, plus 150 feet of private frontage, dual pools, dockage, a private beach, and a wood fired pizza oven to fuel the vibes.
