What’s Good for Business: 11.5.26
This is What’s Good for Business. Miami is the best place in America to build a business right now, and this newsletter exists to help you do it.
Every week you’ll get one piece of Good Advice you can use right away, the Good News every owner in this city should know, and the biggest story in our world. This week, that story is something I’ve been building for a long time.
Let’s get to it.
Good Advice: Find the Empty Seat
Try this. Pick your category and add “Miami” to it: coffee, pilates, real estate law, med spa. Now name three businesses in it that show up every week with a real person on camera, saying something with a point of view.
Most owners can’t name three. Some can’t name one.
In a finished city, every category has a leader who got there twenty years ago. Miami isn’t finished. The people here are new, the money is new, and the categories are still forming. Whoever starts talking first, and keeps talking, becomes the default.
I saw this with What’s Good Miami. Nobody owned the city’s taste, so we claimed it by showing up every week until people started treating us as the authority.
Your move this week: Answer three questions about your category. Who leads it? Who’s loudest? Who’s missing? If the third answer is “nobody like me,” that seat is yours to take.
Good News: Amendment 3 passed. Here’s what it means.
On Tuesday, Florida voters passed Amendment 3 with 62% of the vote. It needed 60%.
If you own your home: The homestead exemption grows to $150,000 in 2027 and $250,000 in 2028, then adjusts for inflation. It applies to the part of your tax bill that doesn’t go to schools. One analyst estimates eligible homeowners will save about $1,300 in 2027 and about $2,700 a year from 2028 on. People who move to Florida from next year on have to live here five years before they qualify.
If you own commercial property or rentals: This is the part most coverage skips. The yearly limit on how much your taxable value can rise drops from 10% to 5%. That makes your tax bill more predictable.
If you rent your space: Your landlord’s tax increases just got capped at half what they were. Bring that up at your next lease renewal.
The catch: A state analysis estimates local governments could lose nearly $5 billion statewide at first, growing to about $12 billion a year over time. Most of that hits in 2028. Watch how the city and county fill the gap, whether that’s fees, permits or cuts to services.
Good News: Wynwood Offices are Empty, for now.
Wynwood’s office market is sitting at roughly a third empty, the hangover from the neighborhood’s tech boom cooling off a few years back, and now the big wildcard is Ken Griffin’s $2 billion Carnegie Mellon campus landing on the old Moishe Mana megasite nearby. The bet is that a research university with Griffin’s money behind it pulls in faculty, grad students, and spinout companies who need office space, filling the glass boxes that tech startups vacated. It is not a guaranteed fix, a university campus does not automatically become a leasing engine on its own timeline, but it is the first credible demand story Wynwood has had in a while, and it gives WGM a clean “can one deal save a neighborhood” angle with a real number attached.
Introducing The Miami Marketing Course
What’s Good for Business exists to help Miami entrepreneurs reach new customers. So we built something for them.
The Miami Marketing Course is a 30 day course for South Florida entrepreneurs who want to own their category. I’ll teach you my Marketing Method. It’s the one I ran as a CMO for multibillion dollar brands and used to build three companies in Miami. Then I’ll support you while you run it yourself.
Thirty days to learn the method. Sixty to see it work. Ninety to own your category.
Miami is transforming.
And you can be a big part of its future.
Almost every category here is missing a leader.
It’s a small town with the most powerful people in the world.
You can become a big fish in a small pond. No old guard to get past.
What worked there won’t work here. Outsiders and traditionalists are dead before they start.
One thing works, and I’ve proven it. I didn’t read it somewhere. I built three companies with it. You have to do it to know it
Your voice is the product, and it has to be yours. One step a day, with me, for 30 days.
